We have only had 2 leak related problems after the recent storms, and none to report from todays rain dump. This hasn’t always been the case. During the storms the year before last, there were lots of leaks, and the odd bit of sheet iron blown off. We carried out inspections of all properties during that winter and put in maintenance plans for each problem we found. That ranged from loose flashings, to corroded roofing to unsecure water tanks. Rather than wait for the problems to continue we were able to identify the problems, get quotes and start to put money aside for each property so when the work was needed, it wasn’t a huge immediate drain on the owners pocket.
Lots of little bits of maintenance here and there can be a drain on finances, plus seem to be a never ending cycle of patch jobs. Putting money aside for a period over a period of time, ready to do the necessary jobs once, and do them right, has worked a treat over the past 2 years.
If you have a list of maintenance items that you are aware of, now might be a good time to get the ball rolling to have them fixed, sorted, or upgraded between now and the spring, so your property is looking its best for next summer’s letting season.
